Professional delivery before an eviction case

A notice to quit is generally a pre-court notice, not the physical eviction itself. The correct notice, timing, termination language, and method should be prepared or reviewed by the landlord’s attorney or other qualified legal resource before delivery.

Built for landlords, managers, and counsel

We provide a straightforward intake process for owners, property managers, housing professionals, and attorneys who need reliable local document delivery.

Frequently Asked Questions

Notice to Quit Service FAQ

Is a notice to quit the same as an eviction?

No. A notice to quit is generally a notice that may precede a Housing Court or other eviction action. It does not itself authorize removal of an occupant.

Can you prepare my notice to quit?

No. Northeast Constables provides delivery services and does not draft legal notices or give legal advice. Obtain the correct document and instructions from an attorney or appropriate legal resource.

What information do you need?

Provide the complete notice, all named occupants or recipients, the property address and unit, deadline, known access information, and the required delivery instructions.

Do you serve 14-day and 30-day notices?

We review requests involving different notice periods, but the landlord or attorney is responsible for selecting the correct notice and calculating dates.

Can you serve a commercial tenant?

Yes, commercial notice assignments may be reviewed with the entity or tenant name, business address, lease-related instructions, and deadline.

Will I receive proof of delivery?

Applicable completion information or affidavit documentation is provided based on the assignment.

Can you post a notice on the door?

Only when the lawful service instructions supplied for the assignment permit that method. We do not independently choose the legal method.

Can you rush a notice to quit?

Urgent requests are reviewed based on timing, location, document readiness, and availability. Calling is recommended when dates are close.
